Luxury new build apartment project
The Challenge
When constructing a new build penthouse development in
Haywards Heath, West Sussex, Oakmere Estates had to exceed
minimum Part E requirements in order for the apartments to be
fit for purpose.
Although the project was built to Robust Detail specification, Oakmere Estates sought additional acoustic treatments for noise sensitive spaces. This included the balcony areas, where an exterior acoustic solution was needed to prevent impact sound penetrating through the patio floors and into the dwellings situated below.
Malcolm Pedder, director of Oakmere Estates, explains: “As we were building high-end apartments, minimum Part E standards would not have been enough to ensure optimum quality of living. As such, we identified areas to enhance acoustic performance, which included the balcony.”
The Solution
Oakmere Estates consulted CMS Acoustic Solutions, who recommended Regupol Keraflex FB, a frostresistant exterior acoustic tiling system.
Consisting of a rubber crumb base panel containing moulded recesses, Regupol Keraflex FB is suitable for both new build and refurbishment developments, and can be laid on terraces, balconies and roof gardens.
A lightweight system, Regupol Keraflex FB is simple to install as tiles can either be free-fitting or adhered into the recesses if preferred. Its design means that old or defective bases do not have to be removed prior to installation and existing tiles can be replaced without damaging the grout or other tiles in situ.
The system is available with a choice of up to six different coloured ceramic tiles with a thickness of 15mm. For the Haywards Heath development, Oakmere Estates selected a ‘chalk’ tile finish.
To ensure a smooth installation process, all components within the Regupol Keraflex FB system are supplied together in a single delivery.
Results
Delivering impact sound insulation of 23dB minimum, Regupol Keraflex FB has ensured that residents have not been disturbed by noise travelling through from the patio surfaces above.
Mr Pedder continues: “Regupol Keraflex FB presented a practical solution, as it not only possesses excellent acoustic properties, but it also embodies the aesthetic qualities that are important for any luxury patio surface.”
Highly durable, Regupol Keraflex FB retains its performance for a long life span. The system is also easy to maintain as its porous 3D structure allows for complete water drainage to prevent puddle, mould and frost formation.
