Weaste old bus depot apartment development
The Challenge
Over 20 years since it closed, the Weaste old bus depot in Salford has been given a new lease of life by Abbotsound Developments. With most of the building demolished, with the exception of some original perimeter walls, converting the Weaste old bus depot into two apartment blocks was essentially a new build project.
The introduction of the Government’s Code for Sustainable Homes has emphasised the environmental importance of sound insulation in residential applications. Since extra ‘points’ are awarded for developments that go beyond Part E standards of the Building Regulations 2003, Abbotsound Developments aimed to do this, taking the Pre-Completion Testing (PCT) route.
The Solution
Abbotsound Developments enlisted the help of the UK’s leading independent acoustic solutions provider,CMS Acoustics, to identify an impact sound solution that would exceed Part E in line with the Code for Sustainable Homes.
CMS Acoustics recommended Regupol 7210C, a high performing and environmentally friendly underscreed acoustic treatment. Although Regupol 7210C by itself exceeds Part E for impact sound,Regupol studwork isolating strips were used in conjunction with the material to provide additional structural separation.
Both Regupol products have minimal creep characteristics and are capable of withstanding heavy loads. With a guaranteed material thickness of 5mm and 6mm respectively, Regupol 7210C sheets and Regupol studwork isolating strips ensure construction heights are minimised.
A flexible isolation system, Regupol 7210C was ideal for the development as it is compatible with all types of floor screed. At Weaste old bus depot, Regupol 7210C was used with a free flowing screed.
Regupol 7210C was particularly suited to the old Weaste bus depot project as the product is intended for those looking for a high quality, cost effective material for new build apartment developments. Regupol 7210C was quick and easy to install, covering an area of 12,000m².
Results
Delivering excellent impact and airborne sound insulation of 46dB and 49dB respectively, Regupol 7210C goes beyond Part E requirements to meet the Government’s Code for Sustainable Homes. Moreover, being manufactured from recycled rubber, the material provides a sustainable and environmentally friendly solution.
At Weaste old bus depot, Regupol 7210C minimised impact sound generated by footfall in over 200 apartments and all communal corridors.
Gordon Smith of Abbotsound Developments, comments: “We’d heard great things about Regupol 7210C before it was specified and so had every confidence that the project would greatly exceed Part E. CMS Acoustics was extremely efficient in providing technical advice, supplying Regupol 7210C and overseeing the smooth installation of the product.”
