Luxury new build apartment project

Luxury new build apartment projectThe Challenge
When constructing a new build luxury apartment development in Idle, West Yorkshire, Oak Tree Developments chose to follow the Robust Detail (RD) route to project completion, aiming to provide future occupants with optimum standards of living.

Although strictly a pre-completion testing project, as not all internal walls were continuous from the foundations to the roof, Oak Tree built to RD guidelines to maximise the acoustic performance of the apartments.

With beam and block floors being used at the development, Oak Tree needed to source an impact sound solution that was approved by RD for this construction.

Carl Darren, of Oak Tree Developments, explains: “Due to certain project irregularities, we were not able to formally register with RD, but we did want to ensure the dwellings would be fit for purpose.”

The Solution
As the only RD-approved system for beam and block floors (E-FC-6), Oak Tree selected Regupol E48, a high performing screed isolation material exclusive to CMS Acoustic Solutions.

Compatible with all types of floor screed, Regupol E48 is suitable for use in most new build constructions. A simple fitting procedure ensures that the material is quick and easy to install.

At the Oak Tree apartments, Regupol E48 was used to isolate 200mm-deep Collier and Henry beams from the main structure of the building.

Mr Darren continues: “Favouring the RD route to project completion, we used Regupol E48 because it was the only under screed treatment for beam and block floors which had RD approval.”

To achieve the overall high performance that Oak Tree required, CMS Acoustics also recommended the installation of Regupol 6010XHT acoustic isolating strips.

Designed to sit beneath blockwork walls to reduce structure borne noise, these strips offer long term performance and benefit from minimal creep.

At the apartments, Regupol 6010XHT acoustic isolating strips were used to prevent flanking sound transmission by isolating the internal blockwork and perimeter construction from the structural steelwork.

Results
Significantly exceeding the minimum requirements set by Robust Details (50dB airborne, 62dB impact), the Oak Tree apartments obtained an airborne rating of 57dB and impact of 47dB.

Under the Code for Sustainable Homes, this would have achieved four points – the maximum the code permits for sound insulation performance.
